Real estate agents warn about thieves
By DAVID B. CARUSO Associated Press Writer

NEW YORK—Real estate agents have standard advice for homeowners planning their first open house: Hire a cleaning service. Drop the pets off with a neighbor. And lock up your valuables because you never know who may be stopping by.

Over two recent Sundays, a pair of women posing as wealthy home buyers visited at least six open houses at luxury homes in Manhattan and Upper Saddle River, N.J., and, police say, made off with jewelry and trinkets worth more than $73,000.

The haul included expensive handbags by Louis Vuitton, Hermes and Coach; earrings, bracelets and an alarm clock from Tiffany; a fur coat, jackets, diamonds—even a bottle of Veuve Clicquot champagne.

The theft and subsequent arrests of two women, Jessica Joyner and Jennifer Jones, were splashed all over the tabloids this week and got real estate agents talking about renewed vigilance against the rare sticky-fingered visitor.

A few large apartment buildings even changed their policies on open houses, adding a requirement that visitors show photo identification in the lobby.

"This has created a lot of shock," said Pamela Liebman, president and chief executive of the Corcoran Group, one of the city's biggest real estate agencies.

But, she added, sellers shouldn't worry. "I've been in the business for 20 years, and there are very, very few instances where this happens."

Open houses are practically a sport in real estate-obsessed New York, with some drawing

hundreds of house hunters in a short window of time. That makes it tough for brokers to keep an eye on everyone.

Even with home sales slumping across the country, the industry still looks to open houses to lure a maximum number of potential buyers.

Carol Burnett, a vice president at Alain Pinel Realtors, which has 23 offices in the San Francisco Bay Area, said it's common for brokers in strong markets to send a second agent to high-traffic open houses just to help keep an eye on customers.

Agents also ask sellers to help keep theft opportunities to a minimum.

"I never want to see jewelry out on display," Rochelle Bass, an executive vice president at Bellmarc Realty, another top Manhattan brokerage, wrote in an e-mail.

Other tips: Stash prescription drugs out of sight, even if that means removing them from the medicine cabinet; lock up checkbooks and any sensitive mail; hide items like cameras and watches in a suitcase under the bed.

Stephanie Singer, a spokeswoman for the National Association of Realtors, said sellers posting photos of their homes online might want be careful too. "Make sure the photos are ... not highlighting your prized possessions," she said.

Corcoran's Liebman said brokers shouldn't hesitate to confront someone who arouses suspicion.

"If somebody looks strange, or they are just looking around in the wrong way, ask questions, tell them to sign the register and ask for an ID," she said. "Don't be afraid to ask someone to leave and don't allow the place to get overwhelmed."

Prosecutors said Joyner, 39, and Jones, 33, did their best to look like well-heeled buyers.

Both came dressed like Upper East Side socialites, arriving in a Jaguar. According to police, one would distract the broker, while the other looked for things to steal.

The pair behaved bizarrely enough, though, that they attracted attention. A doorman wrote down their license plate number as they left one open house.

And on Nov. 11, an agent showing a $1.9 million three-bedroom duplex on the Upper West Side grew suspicious and went looking for one of the women who had drifted out of sight.

"When he walked in, she was throwing jewelry into a bag," said Douglas Heddings, a senior vice president at Prudential Douglas Elliman.

The women fled before police arrived, but Heddings posted images from the building's security camera on his real estate blog,

http://www.truegotham.com

, to alert other brokers and the public.

Joyner and Jones were arrested last weekend on charges of grand larceny and possession of stolen property and were being held this week on $30,000 bail.

A lawyer for the women said Joyner suffers from "serious and ongoing chronic medical and psychiatric issues" and that Jones had a medical condition that caused severe pain.

After the case was reported on New York television stations, police in New Jersey recognized similarities to thefts at a pair of open houses in Upper Saddle River.

When the women were taken into custody, they were wearing some of the jewelry that had been taken from those homes, police said.

Most of the $60,000 in items taken from those homes has now been recovered.

NO WORRIES ABOUT FALLING PRICES, MAINTENANCE COSTS
By Nancy Trejos
Washington Post

WASHINGTON - At 48, Sheryl Bottner is still a renter, and she's proud of it. In fact, she has no intention of buying a home. Not now. Not ever.

Ask her about the "American Dream" of homeownership, and she is resolute in her response.

"I have heard that from my friends for several years," she said. "I had to look at them and say, 'That's your American dream. That's not my American dream.' "

Many of these renters by choice regard themselves as winners as they watch home prices fall in parts of the country and homeowners struggle to pay their adjustable-rate mortgages.

"I don't want to get involved in this 'it's a sellers' market, it's a buyers' market, the subprime mortgage problem,' " said Bottner, a Web communications manager for the National Academy of Sciences.

But have they really won? With the weakening prices and still-low interest rates, economists and housing experts are questioning the wisdom of continuing to sit out of the housing market. Now is the perfect time to buy, they say, because waiting too long might mean a higher interest rate.

"It does not take much in rising interest rates to wipe out the savings in price decline," said Gregory Leisch, chief executive of Delta Associates, a real estate research firm in suburban Alexandria, Va.

So if you're considering joining the ranks of die-hard renters or following the American tradition of owning a home instead, what should you do?

"The

simple answer is that it's not simple," said Mike Larson, a real estate analyst for Weiss Research in Jupiter, Fla.

There was a time when it was simpler. That is, when it cost less to own than to rent. Ten years ago, according to Moody's

Economy.com

, the average annual cost of owning a home - including mortgages, taxes and maintenance costs - was $10,231 nationally, compared with $13,090 for renting.

Then things changed. Owning became more expensive than renting in the first quarter of 2004, and that trend has persisted. In the second quarter of this year, nationwide, the average annual cost of owning a home was $17,707, compared with $15,721 for renting.

"In the last four years, rent became a four-letter word. No one wanted to rent. They looked down upon it . . ." said Larson. "I think a lot of people just assumed buying makes sense. They drank the Kool-Aid and unfortunately are finding themselves now in a tough spot."

There are many reasons why housing costs increased, economists say. First, lenders promoted exotic mortgages that did not require large down payments, if any, leaving homeowners with large monthly payments. Second, because interest rates were at record lows, people bought more house than they could afford.

Proponents of homeownership say the benefits offset those high housing costs.

The federal government has aggressively pushed homeownership - President Bush once called for an "ownership society" - through its mortgage interest deduction and its creation of Fannie Mae and Freddie Mac, which buy mortgages from lenders. Such efforts, coupled with creative financing from banks, drove the national homeownership rate to a high of 69.2 percent in 2004 before it dropped to 68.2 percent in the third quarter of this year.

"The mortgage interest is tax-deductible as opposed to rent, which is not," said Heather Evans, vice president and wealth management adviser at a suburban Merrill Lynch office.

Plus, if you get a 30-year, fixed-rate mortgage, your monthly payment will remain the same for that time. True, your taxes and insurance might increase. But rents could rise more precipitously. "Your rent is eventually going to double where your mortgage isn't," Evans said.

History has shown that housing prices eventually rise after real estate busts.

"Everything is cyclical. This isn't like a forever thing. The stock market goes up and down, and the housing market goes up and down," said Susan Black, director of financial planning at eMoney Advisor.

So you will eventually build equity in your home - if you keep it long enough.

If you have a job that might move you in a couple of years, it's probably not a good idea to buy, Evans, Black and other housing experts said.

If you hope to make money off your home, or at least break even, be prepared to own it for a long time. And don't forget to factor in the costs of selling the property. Sellers typically have to pay real estate agents 6 percent of the sales price, and there are other fees owed to the bank and city you live in.

"The place has to appreciate 5 to 10 percent at minimum," Leisch said. "Therefore, you shouldn't plan on holding the place for less than three years."

Or longer, say other experts.

"Don't think of a home as an investment," said John McIlwain, senior fellow on housing for the Urban Land Institute. "It may well help build your wealth, but don't buy a home just because you want to make money. There was a time years ago when people were making money, but homes are to be lived in."

And to be lived in, they must be maintained.

"You need to have extra cash flow . . . for monthly upkeep of the home," Black said. "What if your heater breaks? What if your air conditioner breaks?"

That's one reason Duncan Chaplin, 47, still rents.

"I don't mind repairing things. I can do it. But boy, my landlord is great at it," he said.

Renting has also been financially more prudent for him. He has lived in the same Washington building since 1997, and his rent, he says, has not increased much. He declined to say how much he pays per month but called it "cheap." "It seems I've done much better than most people in terms of rent," he said.

When Chaplin, a researcher at Mathematica Policy Research, considers how much he has for a down payment and how much he would have to pay to own a comparable home in his neighborhood, staying put in his two-bedroom rental makes sense.

"It seems to me like investing in a house for the sake of money is almost always a mistake if you want to reduce risk," he said. "So it seems to me that it makes more sense to put your money in the stock market."

Bottner owned a home in Arizona for six years. It was her then-husband's at first. She bought a stake in it but let him keep the house when they divorced in 1995.

"It seemed like a good idea at the time. After a while, I felt that all I was doing was fixing things," said Bottner, who now rents a suburban one-bedroom apartment for $1,205 a month. "Owning a home is not all it's cracked up to be."

Renters also avoid many of the other extra expenses homeowners face: property taxes, homeowners insurance, homeowners association or condominium fees, and, in many cases, utilities. As a renter, some or all monthly utility bills might be included in the rent. Probably not so when you own a home, unless the association fees cover them.

That's why Shalonda Long, 31, a property manager, said she has "no desire" to ever be a homeowner. She lives in a rented two-bedroom suburban townhouse with her husband and mother. She doesn't worry about taxes, paying for repairs, or the market's ups and downs.

"I don't think I've ever had a desire to own a home," she said. "I remember watching my parents cutting the grass and whining about taxes. Homeownership works for some. It doesn't work for me."

Unlike Long, Susan Raneri thinks homeownership will work for her someday - just not before the end of next year. Raneri said she doesn't want to repeat some of her friends' mistakes.

"I just saw a lot of people around me buying things that were risky," said Raneri, who recently signed another one-year lease for a rental in Baltimore. "I just don't think it's a wise idea to be buying something when you can get it for $100,000 or $200,000 less two years later."

TED TURNER MY CHILDHOOD FRIEND

*** note I gave the website address to kids alliance in my last blog wrong it is
www.kids-alliance.org it is kids with a (s) SORRY about that .

I call Ted Turner my childhood friend as I knew him when I was a child - growing up in Ga . I would go to the baseball games in Atlanta - then it was Fulton County Stadium -he would sit up on top of the dugout drinking Bud in this lawn chair watching the game .I spoke to him a few times then and more over the years visiting him at his office and him to stop and say hi when in Albany , he was the reason I wanted to go to Brown University -then one night he did some thing at a bar that got him out of baseball for a while -he is the reason I sail today - he was lost at sea for a while, him being the only one who survived - I can recall when his dad died -he killed him self Ted selling billboard ad's to my father - he came along way from Tybee Island were my family use to vacation - today the question is again WHY -Why is Ted Turner buying all that land ?
Ted just got 26,300 acres for 10 million dollars -south Ga peanuts to him - Ted now has close to over 2 million acres of land he has become the largest private landowner in the country .Owning land in 9 states filling it with bison -some people think its about water -I think its about MEAT - there's a lot of funny things about Ted he does not like ac never uses it in his cars nether do I (unless the kids are with me on a hot day other then a beach outing ) -he has his own Ted commandment's ( TEN OF THEM ) he use to have these decanters in his office I have not been there in years so I don't know if he still has them they were of wild turkey I think -I say all this as he knows things how to prepare for the future look at CNN who knew we would need news 24 /7 and cable tv one day and he does strange things ( JANE FONDA COUNTS! ) - For all his conservation he offers $11,000 dollars hunting trips for a week to kill elk -so the bison is about meat - what I mean is this -CHINA - what if Ted who now has entered the restaurant business with Ted's Montana Grill that features bison is able to sell meat to the ever growing China -bison meat.He owns the largest herd in the world 45,000 plus --many of them on his land in Nebraska. Bison need less attention then cattle, with China growing and mad cow disease out there it is something to think about -My dad use to say he didn't want to own all the land in the world ''just all the land that touches his ''.

THANKSGIVING AND THE KIDS

Thanksgiving is a time family gets together .My girlfriend Liz grew up in foster care I remember our first date .As we drove over a bridge her telling me she had lost her daughter and her boys due to her drug use and how she had went to rehab and was working on getting her back as her two boys were with their dad . And that she her self had been raised in foster care .When I was a freshman in high school my parents became foster parents for my sister's best friend in girl scouts when she was young as she needed a place to live and my mom and dad went to some program and saw that she was one of the kids and they went and did everything that they could to get her out .We had her till she was 18 . Liz having been in foster care lost contact with her brothers and sister's so I found them on the Internet and got them here for Thanksgiving- It was nice to see her cook dinner and clean her house and do all the things we do for family as it was her first time -28 years old and her first real thanksgiving as she is the second youngest she cooked instead of her older sisters there is 6 kids total that was given up. I have watched her grew so much this year its been 2 years 1/2 since she used drugs and she is such a great person she now has all her kids ! All 3 of them so for the first time in her life she had all her family in the house that she rents and cooked dinner for all . It is nice to see people's lives change in their homes and how people make their house a home .I know out there there have been people who have helped foster kids in one way or the other some times we help people with out knowing it -so for those people i want to take the time and tell you this thanksgiving i am grateful to you -Christmas is around the corner i always try and buy at least one gift and give it to a needy kid -how ever this Christmas i would like people to give to www.kids-alliance.org and ear market for ''kids who are exiting the foster care system '' these are the kids who need love and need a family -please find them and invite them in to your life and family as alot of them have no family due to no one having adopted them THANKS !
